HVAC systems are crucial to maintaining the comfort of modern homes. But unfortunately, nothing lasts forever, including HVAC units. What exactly are the signs that your system might need repairs or needs to be replaced completely? Let’s take a look.
General Lifespan
Many different factors can come into play when calculating the lifespan of an HVAC system. If it has been properly maintained over the years, furnaces can last for up to 15-25 years. Heat pumps can last around 10-20 years. Boilers can run for 20-35 years. And air conditioners you can expect to last you for 15-20 years with proper maintenance.
Signs an HVAC System Needs Attention
Again, conditions out of your control in combination with your upkeep habits can greatly impact the lifespan of your HVAC system. For example, if you live near the coast, the salty atmosphere will degrade your systems and shorten their life. Do you change the filter on your AC unit regularly? Do you have it professionally serviced annually? Factors like these will also influence the longevity of your HVAC systems.
It Regularly Breaks Down
HVAC units break down most commonly due to a lack of yearly maintenance. But if you have yours serviced annually and it still breaks down, this could be a sign that it is on its last leg. You can make repairs to solve the problems for now, but it is likely that you will need to do a full replacement in the near future.
You Notice a Big Spike In Your Electric Bill
Your electric bill is bound to fluctuate through the seasons, but if you have noticed a large spike in your bill, it could be a sign something is failing. It could be that your system can no longer handle the demands being placed on it. If your bill has risen by a lot on more than two occasions, you should have it looked into.
Replace It or Repair It?
Again, having a professional inspect the unit in question is the best way to determine whether it needs to be repaired or replaced. They should give you an honest appraisal. But you should also consider how much you are spending in repairs and in heightened energy bills. You may do the math and find that buying a new unit will end up saving you money.
At SHI, we make sure to inspect your HVAC systems before you purchase a property. That way you can make an informed decision and prepare yourself for any future replacements that may be needed and when to expect those replacements.
