Specifically, we want you to know when in the buying process you should have a home inspection completed.
Once your offer is accepted, this is when you are officially under contract. Only after this point can you schedule an inspection. Once you are under contract, there is a time window in between officially closing. Within this time window will be several deadlines. One being your inspection objection deadline. Before this deadline is when you can make requests to the seller to fix major points of concern on the home or at least come to an agreement regarding it. This deadline may come up early in the closing process which is why it is best to schedule an inspection sooner rather than later.
It is important that you give yourself time. Not giving yourself enough time when scheduling a home inspection can lead to you having to make a rushed decision.
For example, we give extremely thorough and detailed inspection reports to our clients so that they can know every part of the home. This report can take some time to read over thoroughly. You will want to go over the report with your realtor and note any items you want addressed and so on. Giving yourself a comfortable amount of time to do this is important and will ensure that you get the best deal when negotiating with the seller.
Another thing to keep in mind when it comes to inspections is that sometimes items come up that require further evaluation. This again requires more time.
And one last thing you want to allow time for is the busy season. During the Summer, for example, many people are looking to move and buy homes since the weather is nicer. But this also means that inspection companies are pretty booked up. Make sure to schedule as soon as you are legally allowed to so that you have a little wiggle room if the company you want to work with does not have a flexible schedule.
